Four transactions completed at Rush-Copley Physician Office Building II

Healthcare Trust, Inc.
(ARC Healthcare) has seen a significant rise in leasing
activity at Rush-Copley Physician Office Buildings in Aurora, Illinois. ARC
Healthcare purchased both on-campus medical office buildings in separate transactions
late last year and awarded the property management and leasing assignment to
NAI Hiffman.

Since the closing date of the purchase, NAI Hiffman has
completed four transactions for ARC Healthcare totaling 11,422 square feet at
Physician Office Building II (POB II).  The transactions include two new
leases, an expansion and a lease extension for Rush-Copley Medical Group. The
new activity has increased occupancy at POB II from 82% to over 90% and NAI
Hiffman is already working on an additional tenant expansion at the property.
The adjacent Physician Office Building I continues to be 100% leased.

“We are thrilled to have accomplished such a quick lease up
of the POB II building and are glad to have such a responsive and strong
institutional owner to partner with on this project,” said Bob Assoian,
Managing Director at NAI Hiffman. POB II can still accommodate medical
practices seeking 1,000 to 4,700-square-foot space on its first floor.

Located at 2020-2040 Ogden Avenue, the buildings provide
physicians with a Class-A medical office presence on-campus and attached to the
bustling Rush-Copley Medical Center. On-site amenities include a cafeteria,
Walgreens pharmacy, covered parking for  staff and physicians and a
fitness center.

Brian Edgerton and Mike Van Zandt, with NAI Hiffman’s office
services team, represented ARC Healthcare in each transaction.
