Bridge Development signs American Blue Ribbon to Lyons site

NAI Hiffman recently represented both landlord and tenant in a new lease in Lyons. Bridge Development Partners signed American Blue Ribbon Holdings to 52,678 square feet of industrial space at 8424 W. 47th St.

The space is in a 312,896-square-foot cold storage facility that currently has 125,000 square feet available for lease. American Blue Ribbon Holdings, a diversified food service company, selected 8424 W. 47th St. based on the turn-key condition of the unit and its close proximity to its production facility. The space will be used for storage of raw materials and finished products.

Property features include 15 exterior docks with levelers, onsite trailer parking, two interior rail doors along the active BNSF line and 24-foot clear ceiling height. The building is a USDA approved warehouse with racking in place, an automated monitoring system and an on-site maintenance engineer. It is located on the corner of 1st Avenue (Route 171) and 47th Street, about one mile from I-55.

Steve Connolly and Larry Much, both executive vice presidents with NAI Hiffman’s industrial services group, represented Bridge Development Partners in the transaction. Chris Gary, vice president, also with NAI Hiffman, represented American Blue Ribbon Holdings.
