Ultimately, not every tenant needs Class A trophy space. But the landlords who make an effort to modernize their properties will likely ink the leases first, states Jim Adler, executive vice president of office services with Oakbrook Terrace, Illinois-based NAI Hiffman.

“Tenants are drawn to buildings that are activated,” says Adler. “Communal lounges, gyms and onsite food and beverage offerings all help to create an environment in which employees want to spend time.”

Adler recently represented a major financial institution in a 30,000 square foot Class A office lease in Chicago’s East-West corridor. “The firm believes in the importance of its employees having a place to work and one they want to come to every week, whether its three, four or five days,” says Adler.
