CLOOS North America Opens New HQ with Help from Hiffman

CLOOS Robotic Welding, Inc. recently celebrated the grand opening of their new North American headquarters in Schaumburg with Hiffman heavily involved in the real estate process from start to finish.

Hiffman Executive Vice President – Industrial Services, Joe Bronson, began discussions with CLOOS in June, 2021 when the company began the search for a North American headquarters location.

Through their search, Bronson and CLOOS narrowed the search down to three possibilities with a shell building in Schaumburg winning out because of the location, size, image and highway visibility.

After the site selection process, Bronson helped guide the welding automation supplier through the purchase to building out a state-of-the-art facility, bringing in the expertise of Hiffman’s Project Services team.

Scope of Work

• Perform property inspections to identify construction deficiencies prior to sale closing
• Work on behalf of CLOOS to enforce warranties from new construction to correct certain work
• Created project timeline that outlined anticipated design, bidding, permitting, construction and FFE installation
• Created competitive bidding process which ensured the best value for the client with respect to project professionals and contractors
• Created exit strategy for existing asset occupied by CLOOS prior to moving
• Ensured schedule enforcement, administered all contract documentation through closeout

Strategy

• Maximize the available capital to deliver CLOOS a new North American headquarters facility that showcases the company’s innovative products and services, while managing the timeline established during the building acquisition process.

Results

• Completed the project in 12 months from the start date, allowing the client to celebrate their grand opening as outlined by the original timeline set by Hiffman Project Services.
• Collaboration between Brokerage and Project Services teams delivered seamless service to CLOOS throughout entire project including the negotiated purchase of the new facility, the disposition of the previous building, and coordination and management of the construction process.
• CLOOS North America opened a spectacular new facility that demonstrates the company’s innovation and product sophistication; the building design includes large exterior windows, a clean, modern appearance, and prominent signage that takes full advantage of the increased visibility that comes with the location’s excellent I-90 exposure.
