Spec suites and shared office program kicked off at Concourse Chicago

Berger Asset Management and NAI Hiffman have just launched a spec suites and shared office program at the newly renovated Concourse Chicago, the 12-building, 165,000-square-foot first class office complex in the heart of the O’Hare office market. Concourse Chicago is located at 8601-8623 Bryn Mawr Avenue and 8600-8622 Catalpa Avenue in Chicago and is just steps from the Blue Line.

Berger acquired the 12-building complex in 2018 and several corporate relocations have already come to the site. The spec suite program includes the entire 13,634-square-foot building at 8609 West Bryn Mawr Avenue and features six suites ranging in size from 1,170 to 4,957 square feet. One suite, totaling 2,400 square feet, has already been leased to Loeb Equipment.

“The spec suites and shared office program truly underscores the incubator mindset we’ve adopted for Concourse Chicago,” said Jonathan Berger, the founder of Berger Asset Management. “Within the complex, and especially through the suites program, we currently have the ability to move new tenants in quickly while accommodating the expansion needs of our existing tenants.”

The suites that have been created through the spec suites program have been fully built out and feature new ADA-compliant bathrooms and kitchens, state of the art LED lighting, new in-suite furnaces, new carpet and fresh paint.

In conjunction with the spec suite program, Concourse Chicago also has developed a shared private office space program. The program fully embraces the incubator concept, offering furnished suites from 100 square feet that are available for immediate occupancy. The private offices provide the small office user with turn-key solutions including free internet and electricity. Berger believes that there is a growing need for affordable, quality shared office space options with access to best of class amenities.

In addition to their private spaces—whether it is one of the spec suites or a shared private office suite—all tenants at Concourse Chicago, have access to the extensive tenant amenity center. The tenant amenity center at Concourse Chicago includes a fitness center equipped with state-of-the-art equipment and private showers and changing rooms; conference space offering three meeting options; free, high-speed Wi-Fi and a designated tenant lounge area with a coffee bar, game space and casual seating features.

Concourse Chicago also features outdoor picnic seating areas with fire pits, a bike sharing program, public art, on-site self-storage and easy access to Forest Preserve trails, bus and subway stops.

“Single-story properties aren’t typically associated with an experiential culture for tenants,” Berger said. “We’re changing that by creating a vibrant, dynamic workplace environment that all tenants, from seasoned professionals to next generation millennials, can enjoy.”

According to Steve Chrastka who, along with Jason Wurtz of NAI Hiffman, is the exclusive leasing agent at Concourse Chicago, one of the distinct advantages of the spec suits program is that a tenant can be in the space within approximately 45 days instead of the six to eight months it takes for competing properties to build out space.

“Many of the tenants that are well-suited for Concourse Chicago, don’t always have eight months to search for space and go through the tenant build-out process,” Chrastka said. “A spec suites program offers solutions to tenants with more immediate needs within a really exciting new project.”
