Prominent office leases signed by USG, Benesch and AAR negotiated by top dealmakers from Stream Realty Partners and Cushman & Wakefield are among the fourth-quarter office leases recognized by CoStar. As big-ticket items involving sizable investments, commercial property transactions often have a wider impact within the community. Here are the Chicago office leases selected as the fourth-quarter 2025 winners of the CoStar Power Broker Quarterly Deal Awards:

Deal Type: Renewal
Size: 975,552 SF
Tenant: Arrive Logistics
Brokers Involved: Ellen May and Bella Rapken of Tishman Speyer represented the landlord. Terry Herlihy of NAI Hiffman represented the tenant.
Deal Commentary: Arrive Logistics took on roughly 21,000 square feet of additional space after signing its renewal.
