Hiffman Project Services Transforms Industrial Space

Hiffman National’s Project Services team recently combined with the NAI Hiffman brokerage team to transform a Midwestern industrial property. This collaboration was made possible through our dedication to provide products and services that meet and exceed the needs of our clients.

Because of a previous tenant, 67,550 square feet of warehouse space was trashed with the remnants of printer ink and toner with black powder scattered throughout the floor plan.

Senior Project Manager Bumjin Jang and his team conducted a due diligence report to determine the cost of renovating the space into a high-quality manufacturing space. Because other tenants occupied different parts of the building, demolition was not an option, a unique challenge that required Bumjin to find cost-effective solutions.

Those solutions included the demolition and removal of two unnecessary stair towers in the warehouse space, freeing up more usable square footage in the space’s blueprint. Additional work included painting contractors treating the ink and toner mess with chemicals prior to full paint work, combining with new LED lighting to give the interior of the building a brighter feel.

Exterior repairs to the building’s brick façade, concrete and metal paneling give the outside of the building a refreshed look and new roof access was constructed on the outside of the building.
